hey im new in the business and i have 2 houses right now and i have them on MLS , my question is, is the only way i can sell these houses faster is by doing open houses and MLS? is theer anything else i can do, i feel so unproductive cuz idk what to do if there isnt a open house and i dont want the clients to feel im not working for them..

I have lived in the same town for almost 20 years. We currently live in California but with unemployment rates and the cost of living and the bad economy we are done with this! We have pretty much decided that we want to move to Texas, we are thinking that we can’t move for about 1 maybe 2 years. We own a house and my husband doesn’t currently have a job. When should we put our house up for sale? and when should my husband start job hunting there and when should we start house hunting there? how do we plan this so that it is a pretty seamless transition? I don’t want to sell our house faster then we think it will sell and not have a job or home there and I don’t want end up having to make 2 house payments either. I also would if at all possible like to avoid renting as I have pets and that makes it hard to find a place and the area I am looking to move has very cheap houses for sale and renting would end up costing us more and that would quickly eat up the money we are saving for a down payment.
any advice would be helpful thanks in advance!

Hi, I have recently completed the sale of my house to a company called Buyfast Ltd. Mr Gary Latham, the landlord came out to see me initially before I proceeded and assured me that I could rent for as long as necessary from him and I signed a shorthold lease agreement for a term of 6 months initially as he said this was normal and that once he had established that I am a good payer of my rent he would extend my term to a year at a time.
I have received an email today from a surveyors asking to book an appointment with me to value the house. The sale was completed last week and the payout has been issued and therefore I am now renting from Mr Latham. Why would he be needing a survey now AFTER the sale has gone through? The only reason I can think of he is looking to sell it on and i’ve been done up like an idiot? Anyone think of another reason for this or had any dealings with Buy Fast or Gary Latham? Please advise as I cant call until the morning and I am worried sick.

how fast do you have to leave. my friends family is renting a house and they were having money problems ealeir in the year. then all of a sudden its like their in a rush moving out.. they have been packing things up day and night non stop for two days….. i want to help them out but she says dont worry about it. what could have happened… possible not enought to pay the rent or the renter decided to sell the house because of the economy. any help would help. thanks…….

We are looking to really get our business going on a bigger scale. we have bad credit but good worth ethics and have done great so far. we need an investor or a start up loan to help us really get somewhere. we buy run down homes for cheap, fix them up, and sell them for a profit. as mentioned we do well, work fast, and sell fast. we just need help buying more equipment, buying another house, and just someone either behind us investing and making money off our work, or a place that will loan for start up business with bad credit. any ideas where i can find either????

I remember the house was originally $69,900 ? I think the taxes are based on an $86,000 value ? I guess a few years a go, house prices were way too high? So, the taxes are TOO HIGH. $2,000+
My realtor said the taxes will go lower if the house sells for $50,000 because the taxes will be based on that number instead of the $86,000? Is that true?

Do taxes EVER go down???? In my (not so vast knowledge) taxes only go UP!!!! Please tell me what you know.

ALSO, I am told that “the sellers made the first counter-offer of $58,500. and that if I counter offer, the seller has to take time to think about my offer, and then, IF they accept my price as reasonable, the BANK still has to approve the offer… and it the whole process could STALL”.
What is this stalling???? How long can THAT take???? should I just make anoffer on a different house?? Or should I offer the sellers $58,500? The house is extremely musty, I don’t think anyone else will make offers, as summer nears!!!!!!!! The furnace is 30 yrs old, the appliances are ancient, but the roof is brand new. What do you think?

I’m in a little bit of a rush. I need to get money out of my name, my account by April 29, or I could lose my medical benefits. Do you think the sellers will respond in the next day or week or so? How about the bank’s response? Will money exchange hands in the next 30-40 days????????????

PLEASE HELP ME…. I can buy a different house. I really like this one, but I need to get stuff moving. FAST!!!!!! Can I make an offer on another cute house (much lower taxes, outside city limits!!!) , & see if that process is faster? Can I just back out of the other deal? if it is too slow? I’m not legally bound or anything? right?

PS. The better house is from the 1920s with a musty Michigan basement. The other “cute” house is a 1950’s kit house (“better than a mobile home.” says my realtor…) yeah, but : /
The kit house has no insulation, it’s 720 sq ft, tiny, OK, I’m tiny. : )
The other house has super great insulation, new roof, and 30 yr old furnace.

I sold my van to this guy, signed the title and wrote a bill of sell. Now 2 days later i see it a block from my house for sale. Can he sell it so fast? I thought you had to wait till you get the new title? Which is 4 weeks normally.

I would appreciate any ideas on presenting my house during the open house (besides staging). The house is empty, and the carpets are cleaned. I need fast and easy (and cheap) ideas. For example: should I strategically place scented candles, leave cookies, and what about fresh flowers?
