Hello folks, if I sell my house using one of these websites, I will be ok. but if I sell using a realtor, I gotta pay them 14,500. Do these sell by owner websites actually work? I am in no hurry I can sit for 5 years if I have to, but just want to move to another area. The realtor fee is a killer. Thanks

This is a question for a friend …
Her house was for sale with X real estate company. The contract expired and then she sold the house on her own.
But the expired contract says that if the house sells within 180 days of the contract expiring and it’s sold to someone who looked at the house while it was under coontract my friend is still required to pay X company a 5% commission (which, in the case, would total nearly $15,000).
And the people buying the house DID look at it while it was under contract, but there’s no record of them looking at it because it was during an open house and they never signed the sign-in sheet.
So, my question is … Is there any way X company can find out that these people saw the house while it was under contract? And if so, how?
Thanks in advance.
Just for the record, X company had the contract on the house for a year (6 months, 3 months and 3 months).

MY HOUSE IS ALREADY LISTED WITH A COMPANY AND I HAVEN’T RECEIVED ANY OFFERS EVEN THOUGH IS EXTREMELY UNDERPRICED. SHOULD I LIST IT SELL BY OWNER AND OFFER TO PAY HIGH COMISSION TO BUYERS AGENT SO HE CAN HELP ME PUSH THE SELL?
