Her house was for sale with X real estate company. The contract expired and then she sold the house on her own.
But the expired contract says that if the house sells within 180 days of the contract expiring and it’s sold to someone who looked at the house while it was under coontract my friend is still required to pay X company a 5% commission (which, in the case, would total nearly $15,000).
And the people buying the house DID look at it while it was under contract, but there’s no record of them looking at it because it was during an open house and they never signed the sign-in sheet.
So, my question is … Is there any way X company can find out that these people saw the house while it was under contract? And if so, how?

Just for the record, X company had the contract on the house for a year (6 months, 3 months and 3 months).
Please advise whether you think it was a good idea or not. Also, if you could conclude if you think it was a good experience or bad and anything you’d do differently if you had it to do over again? Thanks
A couple with 2 kids just recently sold their house by owner and did not go through a real estate broker. They keep coming back to that house every now and then. What’s going on? Why they keep coming back. I thought they shouldn’t be back if the house was sold and the new family living in it. are they tresspassing? What gives? I do not know that much about selling houses by owner.
